Phase I of the EPA Award project included initial modeling of anticipated performance. This included static models (that model performance at one point in time or as an average of all times) and dynamic systems modeling (that model performance dynamically over time).

Static modeling included Energy 10 modeling of energy performance of the building compared to the performance of a conventional base building. Phase I included dynamic modeling of system performance over time. This included initial basic systems modeling using STELLA software. Since STELLA (the environmental systems version) and iThink (the economic version) are the same software, and since this software is equally applicable to social systems, the use of STELLA provides significant potential for use in dynamically modeling all three dimensions of the sustainability triple bottom line (environmental, social, and economic).
